Fire Risk Assessments

Specialists in assessing complex fire safety environments

A3C Management has decades of experience assessing mixed-use commercial sites, large property portfolios and high-risk environments. Our fire risk assessments go deeper to identify hazards and ensure your compliance.

The detailed reports we generate are packed with actionable recommendations and a clear and achievable roadmap aligned with regulations.

Are you unsure whether your building falls into the complex category? Worried a previous assessment was too generic? We can help deliver clarity, compliance and peace of mind.

Complex buildings need much more than a template tick-box approach. They need tailored, expert-led assessments and that’s what we do.

Common questions about fire risk assessments

Responsibility can sometimes be unclear between landlords, tenants, and building managers, but it’s essential to confirm your role to stay legally compliant.

Under the Fire Safety Order, the Responsible Person is usually:
– The employer (in a workplace)
– The owner or landlord (for communal areas in residential buildings)
– The occupier or manager (if they control the premises)

In multi-occupied buildings, responsibility may be shared or defined by lease or contract.

For most sites, allow up to one day on site plus a day for us to produce your detailed report. We’ll send you a checklist beforehand so you can prepare, which helps the process run smoothly and minimises disruption.

Costs depend on the size, complexity, and use of the premises. As a guide:

£400–£600: Small premises, e.g. retail units or offices under 1000 m²

£600–£2000+: Larger or higher-risk buildings, e.g. warehouses, care homes, multi-occupancy sites

While you can carry out an in-house assessment if you have a competent person, it must still be suitable and sufficient. Factors affecting cost include building size, layout, number of floors and type of use.

We’ll need access to all areas — including cupboards, voids, and any restricted spaces, plus the items listed on your preparation checklist. We’ll speak to your fire safety lead and may ask you to test alarms or emergency lighting. If you’d like to run a fire drill while we’re there, we can observe and give feedback.

Yes. The Regulatory Reform (Fire Safety) Order 2005 makes it a legal requirement for all non-domestic premises, including:

– Offices, shops, warehouses, factories
– Common areas in flats and HMOs
– Public buildings such as schools and healthcare facilities
– Construction sites (temporary)

Non-compliance can result in enforcement action or prosecution by the local Fire and Rescue Service.

You’ll receive a detailed written report including an action plan where necessary. Once you’ve reviewed it, we’re happy to answer questions and advise on your next steps.
